34 bedroom hotel in Carlisle let by Sidney Phillips

The Roadhouse, a substantial hotel in the border town of Carlisle has been let by specialist hotel agent Sidney Phillips.

The Roadhouse is situated on a very busy main road in Carlisle, a historic city dating from the Roman period, established to serve the forts on Hadrian's Wall. During the Middle Ages, because of its proximity to the Kingdom of Scotland, Carlisle became an important military stronghold. The town is located just 10 minutes from the M6 offering routes to the Scottish border northbound and the Lake District, Manchester and Liverpool to the south, and as a result is a popular tourist destination.

The Roadhouse is a substantial 34 bedroom hotel which is long established, having been under the same ownership for the past 40 years. The property benefits from an open plan bar area with seating for 60, a dining room for 30 and self-contained owner’s accommodation.

The business is one of the most popular venues and hotels in Carlisle, operating as a karaoke bar and a bed and breakfast which is popular with locals, workers and tourists. There is scope to further develop the business making the most of the property main high street position, offering lunch and evening menus and reconfiguring the private accommodation into additional B&B rooms.

Regional Valuations Manager, Michael Watson, who handled the let commented: “Sidney Phillips have let the business on a new free-of-tie lease agreement off an asking price of £25,000. From coming to the market, the letting completed in only 6 weeks, demonstrating that the market is crying out for quality businesses that can target the staycation market.”

We wish the new owner all the bets with their new venture!
