Cornwall – Bodmin Moor Hotel with Letting Chalets and Camping Pods – Wheal Tor Hotel & Glamping

Licensed property specialists, Sidney Phillips, are marketing the freehold sale of Wheal Tor Hotel & Glamping nestled between the villages of Pensilva and Minions in Liskeard, Cornwall. Minions is surrounded by open moorland peppered with the remains of Cornwall’s industrial and historic past. The village is one of Cornwall’s most incredible landscapes for inland walking and is the county’s highest village.

Minions has a long history of copper and tin mining and the recently restored Engine House can be seen nearby. The Wheal Tor Hotel is the highest inn in Cornwall as it lies on Caradon Hill, the summit of which is 371 metres above sea level on the south-eastern edge of the moor, which was famous for its copper mines. Many walkers exploring the area visit the Cheesewring which is located on top of Stowe’s Hill: this a geological masterpiece created over millions of years of erosion. The Wheal Tor Hotel is situated approximately 4 miles north-east of the town of Liskeard. The town has a population of approximately 10,000 residents. Many tourists visit Bodmin Moor to explore its open aspect landscape and its many lakes, reservoirs and waterfalls. Some visitors explore the Cornish coastline which is not too far away.

Since our clients acquired the property in 2021, the property has been thoroughly renovated to a high standard and trade has improved significantly. The Wheal Tor Hotel has a strong local trade for its bar and function room; the latter is popular for private events such as wakes, birthdays and weddings. In addition, there is good local support for the venue’s Sunday roasts and live music nights. The Wheal Tor Hotel is a popular wedding venue all year round, with The Pinnacle being the place where many couples choose to get married. More generally, there is a vast amount of tourism in the area with many walkers exploring Bodmin Moor.

The property consists of a restaurant and bar, seating 50 customers, with a central bar servery connecting the two areas. There is also a conservatory extension in this area as well as customer toilets and a catering kitchen. On the first floor is an open-plan function room with beer cellar.

The letting accommodation is mainly on the first floor with The Garden Room being the only room on the ground floor. The Garden Room has external access only and benefits from its own private garden area and is a double bedroom with ensuite shower and cloakroom. On the first floor, of the hotel, are 9 further letting bedrooms, all with an ensuite shower room/bathroom.

The owners’ accommodation is also located on the first floor and comprises of two double bedrooms with a bathroom and one double bedroom en suite. The double bedroom en suite could easily be separated from the rest of the accommodation to provide an additional en suite letting bedroom.

Outside are large open access grounds with wildlife roaming freely throughout. There is a front decking area with bench seating for 60 under a stretched marquee. An area known to our clients as The Pinnacle is situated at the edge of the front decking. This spot is licensed for outdoor wedding ceremonies and has far-reaching views towards Dartmoor, Plymouth and the Tamar Valley. There is also a large, lowered front lawn with bench seating as well as a waterfall feature. The site has spacious and ample car parking.

There are also two chalets to sleep six, each having electric heaters, tea and coffee making facilities, flatscreen TVs and private decking areas with views over Dartmoor. A toilet block with two water closets is located nearby and serves these chalets.

Nestled in a wooded area of the plot are seven camping pods, all with double and single beds, electric heaters and tea and coffee making facilities. There is a camping block for the seven lodges which comprises ladies’ and gentlemen’s changing areas with three showers and toilets for each. Outside water point and sink. Wooden hut with pizza oven and a sheltered seating area with a log store, bin store and a barbecue area.

The year end 31 March 2023 shows a net turnover of £674,228 with net sales (after deducting personal effects and depreciation) being over £100,000. Net sales are up for the forthcoming year. There is room to expand the wedding potential of this site as well as improving the lodges and chalets further. Much of the grounds have not been utilised to generate further revenue so its potential could also be explored. This is a rare and unique opportunity: a venue which allows guests to experience the wildlife including sheep and ponies as well as the beautiful landscape of the county.

The freehold offering for this property is £1,100,000. For more information on the property click here and enquire by calling 01752 234180 or emailing devoncornwall@sidneyphillips.co.uk
