Diverse public house business sold

The Beech Tree, a diverse public house business incorporating letting rooms in Caerphilly, has been sold through licensed property specialist, Sidney Phillips.

These subject premises stand at the centre of a busy town in the heart of the Rhymney Valley, some five miles north west of Caerphilly. The town has a population of some 13,500 and a large number of amenities including a busy town centre and home to the recently developed General Hospital, Ysbyty Ystrad Fawr which opened in 2011.

The property itself is a substantial corner building at the centre of the town offering large Open Plan Interconnecting Lounge Bar & Dining Room which incorporates Conservatory, separate public bar and games room. At first floor level there is a function room, six en suite letting bedrooms (four currently in use). The second floor provides a four bedroom owners accommodation. To the rear of the property is a large beer patio seating 30 and tarmacadam lined car park for 20 vehicles.

The property has for many years been run under a brewery style lease, however the freehold has now been sold to experienced operators also from Caerphilly, who are seeking to further expand the business with a revised accommodation offering.

Sidney Phillips sold the freehold interest off an asking price of £245,000 + VAT.
