Essex free-of-tie pub now let

The Willow Inn, a well-presented Grade II listed community pub situated in the village of Cressing near Braintree in Essex, has been leased through licensed property specialist, Sidney Phillips.

The attractive detached public house believed to date back to the 16th Century is of timber frame construction and retains many original features. The property boasts bar and dining areas for 57 patrons, as well as a two bedroom owners accommodation, sun-trap patio and well-proportioned car park.

Robert Cockayne, Regional Valuations Manager for the London & South East handled the letting and comments, "The letting of The Willow Inn demonstrates the strong demand in the current market for free-of-tie leases on sensible, market rents. We have successfully sourced experienced local operators for the premises, who are ideal operators for this pub".

Sidney Phillips, acting on behalf of Wellington Pub Company, have leased the property on a new fully repairing and insuring lease for a term of 20 years, free of all trade ties, off a guide rent of £25,000.
