Sidney Phillips has announced the sale of the Puddlers Arms in the South Wales town of Rhymney.

The town of Rhymney is located just off the A465 Heads of the Valleys trunk route which links the Midlands and the Border Counties with West Wales via Swansea and the M4. Rhymney has a population of 9,000. The Puddlers Arms is located in a residential area on the southern side of the town adjacent to the village of Pontlottyn and adjacent to the Capital Valley Enterprise Park.

Puddlers is a substantial property (almost 3,500 sq ft) providing three/four ground floor trading areas and spacious four bedroom owners accommodation at first floor. There are external areas, not currently utilised for trade purpose (although they should be), and the pub has been operating in the hands of retiring owners catering for a locally based mature trade providing wet sales only.

Outline planning permission was passed in 2021 for the creation of three one bedroomed flats, two at first floor, and one at ground floor in the function/games room. This is will allow for additional rental income for an owner and the retention of the public house with two bars and the trade garden remaining as well as the ground floor domestic areas being converted into an owner’s suite of lounge/bedroom, shower room and kitchen.

The freehold of the Puddlers Arms was sold off an asking price of £225,000 to repeat buyers well known to Sidney Phillips.
