Pubs with letting rooms proving popular

Public houses with letting rooms and hotel blocks continue to prove their popularity amongst buyers, with strong interest from the starting blocks of marketing the Pheasant Inn in Winnersh experienced.

Sidney Phillips have recently been instructed to market for sale the Pheasant Inn, a busy roadside public house with a purpose built hotel block. The property occupies a prominent main road position along Reading Road, the main arterial route between Wokingham and Reading, close to a number of amenities including superstores, multiplex cinema and country park.

Winnersh is roughly bounded by the M4 motorway to the south and the A329(M) motorway to the north. Winnersh boasts its own main railway station situated a short walk from the Pheasant Inn with services to London Waterloo and Reading. There is also a regular bus service that runs every 20 minutes (weekdays) through the centre of the village between Reading and Bracknell via Wokingham.

The pub benefits from two bar areas and a restaurant with a combined 79 covers, 12 en suite letting bedrooms, a 2-3 bedroom owners accommodation, large gardens and a car park.

Regional Valuations Manager Robert Cockayne said: “The business caters not only for residents of Winnersh, but also those living in the surrounding urban areas on the peripherals of Reading and Wokingham, and those visiting the area for business. This is a great opportunity to acquire a prominent pub and hotel held on a free-of-tie lease, the full potential of which has not yet been tapped.”

Sidney Phillips has been instructed to market the leasehold interest for sale off an asking price of £80,000.
