Leisure and hospitality specialist Sidney Phillips has announced the sale of the Kings Arms in Llansaint.

The pleasant village of Llansaint is located in an elevated position in the county of Carmarthenshire, with far reaching views over Carmarthen Bay near the mouth of the River Tywi. The surrounding area draws a large number of visitors, especially during the summer months, to the numerous nearby holiday homes and holiday parks, with over 1,000 static homes within a very short distance from the pub. The village is also close to the Pembrey Motor Racing Circuit and Ffos Las Racecourse.

The Kings Arms stands at the centre of the village overlooking the church and is surrounded by a number of picturesque cottages. The property is of stone construction, boasting immense character within the trading areas creating a very 'olde worlde’ pub atmosphere.

The pub benefits from separate bar and dining areas for 75 covers, a two-bedroom owners’ accommodation, car park and lawned beer garden. Prior to its closure in 2022, the Kings Arms traded as a pub and restaurant to the local community and the large number of visitors and holidaymakers frequenting the area.

The freehold interest has been sold off an asking price of £325,000.
