Wrexham city centre investment sold by Sidney Phillips

Licensed property specialist Sidney Phillips has completed the sale of The Ironworks, a bar and late-night venue in the North Wales city of Wrexham.

Occupying a large town centre property, the Ironworks comprises a two-tier trade area which permits an occupancy of 470, sizeable trade kitchen, two-storey retail premises and a two-bedroom manager flat. The property generates a rental income of £25,000 per annum (10% net yield).

Situated on Town Hill in the heart of Wrexham’s main drinking circuit, the business sees a high volume of passing trade from locals and the surrounding areas and hugely popular on matchdays with fans of Wrexham FC. The area is seeing huge investment and has seen a boom in tourism due to the “Welcome to Wrexham” documentary which showcased Wrexham FC’s Hollywood co-owners, Ryan Reynolds and Rob McElhenney.

Sidney Phillips sold the Ironworks off a freehold asking price of £250,000.

The occupying business was unaffected by the sale.
