Woods occupies a prominent position in the historic centre of Dulverton, close to the Grade II listed 15th century church of All Saints. Dulverton has a population of approximately 1,400, however the large number of year-round visitors increases this total.

Dulverton is the southern gateway to Exmoor National Park and a short distance from the A396, an ‘A’ road which connects Tiverton to Minehead on the West Somerset Coastline. It is a small market town on the banks of the River Barle and is popular with visitors. Dulverton claims 40 independent shops which are rarely vacant and provide an interesting mix of shopping facilities which draws custom from outlying areas. A former workhouse within the town is now the headquarters of the Exmoor National Park Authority. Dulverton is a vibrant town: it is the home of a cricket club and hosts regular events such as the Duck Derby on August Bank Holiday and a vintage fayre in September. A starlight festival also takes place at the start of December.

Woods is an important part of the culture of Dulverton and is a hugely well-known business with high volume turnover. Its popularity helps bring visitors to Dulverton. The property is briefly described as follows:

    Property

    TRADE AREAS
Woods was created by the present owners in 2004. They sympathetically altered the former DINING ROOM business to introduce a hand-crafted wooden interior which creates an open plan bar space and intimate dining areas separated by mellow wood dividers and complemented by purpose-built tables, chairs and settles for approximately 40. A fine feature is the main stone fireplace with roaring open fire during the winter months. To the side of this is a substantial rustic wood constructed Bar Servery counter with well stocked wood back bar display. The trading areas feature a wealth of interesting (mostly local) bric-a-brac.

A rear passageway leads to the LADIES’ AND GENTLEMEN’S TOILETS. There is a ground floor level refrigerated BEER & WINE STORE and a CATERING KITCHEN which is suitably equipped and has a walk in COLD ROOM.

    OWNERS ACCOMMODATION
Located at first floor level, comprising of:
    - Three BEDROOMS
    - SITTING ROOM
    - SHOWER ROOM
    - Separate WC.

    EXTERNAL
Woods fronts the pavement in Bank Square which is wide and allows for pavement seating with tables and chairs. At the rear of the property is a fully enclosed PATIO GARDEN which has feature shrubs and climbers which complement the natural stone buildings that surround it. The garden provides dining space for approximately 20 customers.

    The Business

Woods is an exceptional, award-winning business which is well established and has a menu which features much local Exmoor produce, often served with a French twist. The selection of real ales is popular, as is the comprehensive wine list.

The present owners have enjoyed this exceptional business since its creation in 2004 with turnover approaching £700,000 per annum in 2019, with particularly high levels of gross and net profit. Following the aftermath of the COVID-19 restrictions the business recovered well, with the year end profit & loss accounts for 2022 & 2023 showing an annual net turnover between £630,000 and £640,000. Net profit for these years (before finance charges and depreciation) is approximately £130,000. Further accounting information may be made available to serious parties following a formal viewing.

The current owners have other business interests and feel that now is the time to pass Woods to fresh owners.
